An offer, determined by the seller, to be below an amount in which a 3% buyer agent commission can be paid. Commission are not set by any law and are negotiable in each case.
Buyer and any Buyer's agent/vendor must be accompanied by licensed real estate agent when accessing property to supervise and ensure the security of the property. No lock box codes/keys to be shared with non-licensed people outside of your company.
Buyer's Broker commission will be reduced by .25 in each instance where Seller's Broker has to meet with the Buyer or Buyer's agent/vendor i.e surveyor/appraiser/home inspector etc.. in the Buyer’s Agent absence.
example. 3% initial co-op commission: Buyer's agent that Seller's agents meet with home inspector to allow access and provide supervision while on site: Co-op commission will be 2.75%. If there is 2nd instance the Co-op commission will be 2.50% and so on.
