Single Agency -- Whatís That?
A single agency real estate office represents either the buyer or the seller in a real estate transaction, but not both. So, yes, sellers can get expert representation from a professional -- and buyers can get equally expert professional representation, we just donít try to work for both the buyer and the seller in the same purchase and sale. Most other offices do -- but at 3 Rivers Realty, Inc., we donít feel comfortable trying to get the highest and best price for the seller and at the same time trying get the lowest and best deal for the buyer. Doesnít work for us, but it is not unethical or illegal, just different than what we choose to do.
Okay, so if you donít sell it yourself -- how does my property get sold?
3 Rivers Realty, Inc. maintains memberships in the Multiple Listing Services covering the southwest region of Oregon. Once an agreement is reached with the seller, 3 Rivers places the information regarding the property in the Multiple Listing Service (MLS) and offers to share a portion of the commission with the office that finds a buyer for the property.
Donít you place a for sale sign on the property? What happens when a buyer calls you directly?
With the sellerís permission, one of our 3 Rivers signs is placed at the property. And of course our advertisements contain the 3 Rivers contact information. Most of the time the prospective buyer is out there looking for suitable properties and wants to know if the property meets their needs. Usually, they are already working with another office and then work through that agent to proceed with their purchase.
Occasionally, though, the prospective buyer is not already working with another agent. Our single agency policy is explained and that prospective buyer is made fully aware that 3 Rivers Realty, Inc., is working for the seller. With all the facts and knowing that it is not possible for them to receive pricing guidance or negotiation tips or other aids another office might be able to provide, some buyers choose to proceed acting as their own agent. Typically, this will result in a reduction in the commission paid by the seller.
